Dallas–Fort Worth sits on Blackland Prairie clay - among the most expansive soil
in North America. Its plasticity index runs high enough that a single wet-to-dry cycle can
move the ground several inches vertically. A slab does not crack because the house was built
badly; it cracks because one corner of the lot moved and the other did not.
What makes DFW distinctive is the severity of its wet-dry swing. Long droughts
followed by heavy rain are the worst possible pattern for expansive clay, and the area gets them reliably. Foundation companies here are busiest in late summer, after the soil has
shrunk away from the perimeter beam and the house has settled into the gap.
The area also splits by era. East Dallas, Oak Cliff and older Fort Worth neighborhoods
are largely pier-and-beam, where the repair is shimming or replacing individual piers under
a crawl space. The northern suburbs - Plano, Frisco, McKinney, Allen - are almost entirely
post-1980 slab-on-grade, where the repair means driving piers to bedrock and lifting the slab.
These are different jobs with different price ranges, and a contractor who only does one
should say so.
Trees matter more here than most people expect. A mature live oak or elm within
fifteen feet of a foundation can pull enough moisture out of Blackland clay in a dry summer
to drop that corner measurably. Root barriers are a legitimate part of the repair
conversation here, not an upsell.
