Why San Antonio foundations fail

The Balcones Escarpment runs straight through San Antonio, and it is the single most important thing about foundations here. West and north of it - Helotes, Boerne, Stone Oak - houses sit on thin soil over Edwards limestone. East and south, they sit on deep expansive Blackland clay. Two houses a mile apart can be on completely different ground.

That matters because the correct repair differs on each side. On the limestone side, piers reach rock quickly and the problem is more often a thin, uneven soil layer than deep seasonal movement. On the clay side, piers must go considerably deeper and seasonal swelling behaves much like Dallas. A contractor who quotes the same solution regardless of which side of the escarpment you're on is not reading the site.

San Antonio also sits over the Edwards Aquifer recharge zone, which brings real constraints on excavation and drainage work in parts of Bexar and Comal counties. It is worth asking whether a proposed drainage fix needs a permit before work starts.

The drought cycle here is more severe than in Houston. Long dry summers pull moisture out of clay soils to depths that shallow piers cannot bridge, which is why pier depth - not just pier count - is a question worth asking on any bid east of the escarpment.

What the San Antonio contractor base looks like

San Antonio is steel-dominant like Dallas, but for a different reason. 85% of the 20 companies naming a method install steel. West of the Balcones Escarpment the limestone is shallow, so a driven pier reaches rock quickly and cheaply.
