Bids on the same house routinely differ by a factor of two, and the cheapest is not reliably the worst or the best. The only way to know what your repair should cost is to have more than one company look at it.

Every company listed here serves inside the outlined area. Most travel further for a large job - the boundary is where they routinely quote, not a hard limit. Where a town shows a number, that is how many listed companies are based there; plenty of towns are covered without having a foundation company headquartered in them.
Kansas City is a basement market, and that changes what "foundation repair" means here. The frost line runs 30 to 36 inches deep, so houses are built on full basements rather than slabs. A slab fails by settling downward. A basement wall fails by being pushed inward - and the crack that tells you so is horizontal, not vertical.
The soil doing the pushing is the Wymore-Ladoga clay complex, which covers Jackson, Clay and Cass counties on the Missouri side and northern Johnson County on the Kansas side - Overland Park, Shawnee, Lenexa and Prairie Village. It runs 60 to 80% clay and can move the ground an inch or two vertically between a wet spring and a dry August. Against a nine-foot basement wall that becomes lateral pressure, and the wall bows.
South of about 135th Street the ground changes completely. In Olathe and Gardner, Bethany Falls and Argentine limestone sit within three to fifteen feet of the surface - as little as three feet in parts of Olathe. A pier there reaches rock almost immediately. Ten miles north in Overland Park the same pier may be chasing stable material through deep clay. That is why two quotes twenty minutes apart can differ by thousands and both be honest.
The third local problem is the Missouri River corridor - Riverside, the Parkville bottoms, Fairfax in KCK, North Kansas City and Sugar Creek. Those are alluvial sand, silt and clay with the water table five to fifteen feet down, so the issue is water as much as movement. In a wet spring, hydrostatic pressure against a basement wall does the same work the clay does in a dry August.
Then add freeze-thaw. Kansas City gets a real winter, and water that gets into a crack in November is a wider crack by March. None of the four repairs - piers, wall anchors, carbon fiber straps, waterproofing - answers all four problems, which is the best reason there is to have more than one company look before you sign.
Kansas City is the first market we cover where the trade is split. Because the ground is different. South of roughly 135th Street the limestone is three to fifteen feet down and piers reach rock quickly. Two seasons, for opposite reasons. Late summer, when clay has shrunk after a dry spell and the house settles into the gap. And early spring, when saturated ground and a thawing freeze put maximum water pressure against a basement wall.
We collected every foundation repair company operating in Kansas City from public listings - 49 of them - then opened each company's own website and read it. Seven attributes were recorded, and only what the company states publicly. Nothing here is inferred, estimated, or paid for.
13 were excluded: no working website to verify against, too few reviews to judge fairly, based outside the area, running a network of city-named microsites, or not a foundation company at all - foundation searches surface a lot of roofers and handymen by the second page of results.
